Nestled in a triangle formed by Marsha Sharp Freeway, 19^th Street and Slide Road are some of the most exclusive neighborhoods in Lubbock that are close to Texas Tech and the Medical District.  A new Market Street grocery store is currently under construction at the east side of this neighborhood near Quaker Avenue.

Dunhaven is a gated community of 16 luxury homes on small lots with no vacant lots.  Very little turnover to establish a trend in prices in this neighborhood, but home values are around one million. The last sale of a home in Dunhaven on the MLS sold for  $875,000 or approximately $218 per square foot.

Tanglewood, Cain Terrace, and Bobalet Heights have a mixture of homes with some smaller homes on 24^th street in the south part of Bobalet Heights and to the east of Toledo in Cain Terrace.  For homes over 3000 square feet in these three neighborhoods the average price per square foot of 28 homes that have sold in the last 5 years has been $121.65 per sq. ft.  For homes less than 3,000 square feet the average price per square foot has been $67 per square foot but as high as $94 square foot.  Location, type of construction, and updating are key to price variations in these neighborhoods.
