Rushland Park Subdivision, or Rush as it is commonly called, is a well established luxury subdivision with large trees and well developed landscapes. It is located between 4th Street, 19th Street, Quaker Avenue and Toledo. It is in a prime location for professors and medical doctors with Texas Tech University, Lubbock Christian University, University Medical Center, Covenant Hospital, and even the Heart Hospital are all within minutes. United Grocery store is located just west of the subdivision at the corner of 4th and Slide Road and a new upscale United Market Street is in the planning stages at the corner of 19th and Quaker.
Two parks are located within the major streets surrounding Rush (4th, 19th, Slide, and Quaker). Both parks have playa lakes with abundant waterfowl and Higginbotham Park has a 0.7 mile jogging trail, playground, and a concrete basketball/volleyball court. Rush elementary is approximately centrally located in the subdivision and within walking distance from any part of the subdivision. Rush elementary is one of the finest elementary schools in Lubbock and in 2011 was rated as recognized by the Texas Education Association. Jr. High and High Schools for Rushland Park are Mackenzie Jr. High and Coronado High.
Some luxury homes are also present in Westover Heights that borders the west side of Rush and in Westgate on the east side of Rush. Other subdivisions with luxury homes in close proximity to Rush include Tanglewood, Bobalet Heights, Cain Terrace, and Dunhaven all located just south of Rush on the other side of 19th Street. Whisperwood subdivision north of 4th Street also has a few homes in the Luxury market.
Building in Rushland Park began in the 1970’s and homes are unique and custom built by a variety of builders. The majority of homes are in the two hundred thousand to one million dollar price range. The average price for homes sold in 2010 in Rush was approximately $394,000 and the average price per square foot was $90.30. Sales prices in 2010 ranged from $220,000 to $899,000 and prices per square foot ranged from $64.78 to $128.51*. On average over the last 5 years about 12.6 homes have sold per year in Rush.
