Luxury Homes for Sale, Orchard Park Subdivision, Lubbock, Texas
Orchard Park is a new luxury neighborhood on the south side of town where most of the new luxury homes are being built. Orchard Park is located east of Quaker between 106th street and 114th street and west of Memphis Street. An upscale United Market Street is located nearby at the corner of Quaker and 98th Street. Lakeridge Country Club with golf and tennis is just minutes away as is The Falls Tennis and Athletic Club (http://thefallsathleticclub.com/). Texas Tech, hospitals, and shopping malls are within 20 minutes.
Orchard Park is in the Lubbock-Cooper Independent School district (http://lcisd.net/). Lubbock-Cooper schools have received great ratings in the past and Orchard Park will have a new elementary and a new middle school for the fall 2011 school year. The new Lubbock-Cooper Central Elementary is located just southeast of the Quaker and FM 1585 intersection and will open this fall with an enrollment of approximately 440 students in grades pre-kindergarten through fifth. The new Laura Bush Middle School is located at 3425 118th Street and will also open this fall for 6th, 7th and 8th grade. The High school is located near the town of Woodrow and was rated as “recognized” in 2011.
Other luxury home subdivisions are clustered in this area. Ravenwood is just to the north of Orchard Park and Lakeridge Estates, South Haven, Suncrest, The Falls, and Vintage Township are just across Quaker Avenue to the west. Lakeridge Country Club and Kingsgate subdivisions are also close by to the north of 98th Street.
Construction began in 2008 in Orchard Park so all homes are relatively new and exhibit affluent luxury styles with brick and stone exteriors, open concept interiors with high ceilings, hardwood and tile floors, and granite counters. Homes are generally in the four hundred thousand to one million dollar range. The Lubbock MLS showed that the ten homes sold in Orchard Park in 2010 ranged from $399,000 to $975,000 with an average of approximately $665,000. Price per square foot ranged from $119.28 to $232.14 with an average of $150.30. Prices in this range make Orchard Park one of the more exclusive luxury subdivisions in Lubbock.
